Orange County Real Estate Market 2012
Here we are, we’re a month into 2012 and things in the Orange County Real Estate markets are already changing and then there are some things that are staying the same (for better or worse).
Orange County real estate in 2011 continued the trend of being a rough market. Lots of people losing their homes (and jobs) leading to a large number of distressed properties. A total of 26,000 homes were sold last year. Of the 26,000, 44% of them were distressed.
Is there hope for 2012 for Orange County real estate? I think so. There are plenty of opportunities to be had for buyers. Because of all the distressed homes that were sold last year, renting of single family residences will increase, in my opinion the increase will be about 10%. So be on the look out for rentals/leases.
As for the distressed properties themselves I believe they will also increase. Banks are ready to finally get all of these homes on the market. Banks are offering more and more incentives that almost force the “borrowers” out of the homes. One such incentive that I’ve been hearing about is from Chase bank that gives 3% of the cost owed on the home to the borrower. Distressed properties on the market means bargain hunters and those bargains can be found!
This year the internet will continue to play a big role in the real estate game. Loads of websites are out there for buyers to track down the home of their dreams from the convenience of their personal space.
As a whole I think the Orange County real estate market will increase in its total of homes sold. Prices of the homes will still be low so it’s going to continue on the path of being a buyers market. Keep your head up in 2012!
